The renovation of this high water bungalow is nearly
complete. Finishing touches on the exterior and the landscaping will be
done as the weather permits.
This bungalow was built in 1912 and was modified several
times over the years. At one point the front porch was enclosed and the
decorative rafter tails had all been cut off. The present owner and
builder, Rich Baumhofer, has worked to restore the look of the original
building's character while enhancing it's design and function with more
up to date components.
With approximately 2000 sq. ft. of living space the home
has 4 bedrooms and 2 full baths, a separate laundry room, ample closets,
a walk in attic 'bonus' space and a full basement. There is a 3/4 bath
in the basement and a 1 car garage with an automatic garage door opener.
Some of the many improvements to the property which may
not be readily apparent are:

A new 200 amp electric service panel has been
installed. All knob and tube wiring has been replaced with a grounded
electrical system.

Galvanized plumbing supply lines have been replaced
with copper pipes. A new water heater has been installed.

The house has 2 complete central heating and air
conditioning systems. 2 new high efficiency gas furnaces have been
installed. 1 serves the first floor and 1 serves the second floor.

A whole house fan has been installed.

The entire second floor of the house was removed and
reframed. The new rafters are 2x10's, replacing the old 2x4 rafters. The
larger rafter gives added strength, allows for r-30 insulation to be
installed and allowed the decorative rafter tails to be put back on the
building.

All components of the building's second floor are new;
i.e. solid wood fir doors, Marvin wood windows, flooring, plumbing and electrical fixtures, roof etc. The upstairs trim and stair rail are all
vertical grain fir that has been stained.

Many of the first floor building components have been
replaced, while others have been refurbished.
